We will work with you to negotiate the absolute highest price that we are able to get within our Marketing Time Frame. However, your home will sell more quickly if we price it right to begin with. So how do we come to this price?
Here are a few factors that affect your home's price:
- Supply and Demand - If there are many homes on the market in your area, your home has greater competition.
- Location - Are you in a desirable neighborhood. Is your property close to schools, stores, bus line? These will all affect your buyer's decision.
- Condition - Is your home in good shape? Are there things you can do to make your home stand out even better? You might be surprised how a small investment into paint, flooring, etc. can really increase, not only the marketability, but in some cases, the value.
- Accessibility - How easy will it be to get Realtors in to show your property?
- Attitude - How committed are you to selling now? If you get a lower offer immediately, would it be something you might consider to bring a quicker sale?
All these things will affect your salability. We must work together to assure a quick, profitable home sale. See the graphic below for additional information about pricing your home correctly.
