Competition in the real estate sales market is steep, particularly during the spring and summer months, which is why it’s so important to have perfect pictures when you’re marketing your home. There are a lot of homes and listings on the market, so make sure your property is one that buyers want to go and see.
Online Real Estate Websites
Look at your advertising from the buyer’s perspective. Today, 93 or 94 percent of homebuyers are online, and they are using real estate websites such as Zillow or Realtor.com or the MLS. If you think about how many hundreds of homes are for sale at any given time, you know they are seeing a lot of properties. A buyer might search St. Joseph homes for sale in the price range of $200,000 to $400,000. They’ll scroll through the results and whether or not they click on a listing will often depend upon the picture that they see.
Choose a Great Exterior Photo
If buyers see pictures that are dark or shaded, they’ll assume the house doesn’t look great, and they’ll keep scrolling until they find a lovely picture. Then, they will click that picture and check out the interior pictures of the home. So the exterior pictures are important to get them inside. Once they see a good picture of the outside of your home, they’ll need to see inviting pictures of the interior so that they call a real estate agent and go see your home. Pictures are important when you have so much competition.
Never List a Home Without Photos
What I have seen over and over is that a house will go onto the MLS before pictures are taken. So when a buyer gets your new listing and they see there’s no photo available, they’ll delete it. Buyers have their email addresses plugged into websites so they are automatically notified when new listings are available. You need to have pictures of your home, and they must be superior to the competition. Don’t make the mistake of allowing your home to go into the MLS without great pictures.
Talk to your Realtor and ask if you can see the pictures that will go online. You don’t want dark photos or pictures of the furnace or your Michigan basement. Don’t post pictures that show clutter on the counters. We are marketing your home, so we want only the best pictures to represent it.
