Lake Park Place

Lake Park Place is a new develpment to be built at 301 Lake Boulevard in downtown St. Joseph.  This upscale location sits atop the bluff overlooking the new Silver Beach park and Lake Michigan.  The building will consist of 36 residential units ranging in price from $350,000 to over $1 million.  It will feature two indoor parking spaces for every residence, an indoor pool, exercise area and spectacular views.  The ground level will consist of 3 upscale retail spaces.  The development has a sales center located at 517 Pleasant Street in St. Joseph and they have started pre-construction sales.

Camelot 

Camelot Condos are located off Cleveland Avenue in St. Joseph, Michigan just a few miles from Silver Beach and downtown shops and restaurants.  This lovely association offers a clubhouse, heated pool & tennis courts.  This association was built in the late 1970’s & 1980’s and the buildings and grounds are immaculate.  There are 31 buildings and 146 condominiums within the association.  Condos feature 2-3 bedrooms with a range of 1000-1500sf.  Each unit has a 1 or 2 car attached garage and all units enter from the ground level.  The monthly association fee is in the $180-$200’s.  Prices range from $90-150K.

Channel Bluff

Channel Bluff Condos are located on Wayne Street (between Ship and Broad) in St. Joseph, Michigan.  They are in a very desirable location walking distance to Silver Beach and downtown shops and restaurants.  This lovely condo association overlooks St. Joe River and many condos have spectacular views!  However, if you’re interested in river property, you have to watch for these condos to come on the market because they are few and far between!  This association was built in the late 1980’s thru 2000.  There are upper and lower units that feature 2,3 & 4 bedrooms ranging from 1300-1500sf.  Each unit offers a 1 or 2 car detached garage.  The monthly association fee is in the low $200-$250/mo. and prices begin at around $220-300K.

Chateau’s

Chateau Condos are located on Lakeshore Dive (North of Brown School Rd.) in St. Joseph, Michigan just a few miles from Silver Beach and downtown shops and restaurants.  This association was built in the late 1970’s and the buildings and grounds are very well kept.  In addition, there is an in ground heated pool available.  Condos feature 2-3 bedrooms with a range of 1400-1800sf.  Each unit enters from ground level and is a two-story unit with a crawl space.  There are 2car detached garage available for each unit.  The monthly association fee is in the $190’s – low 200’s.  Prices range from $150-200K

Eagle Pointe Harbor 

Eagle Pointe Harbor is a wonderful riverfront association located off Niles Road in St. Joseph, Michigan.  This association is a gated community and has a combination of homes and condos that overlook St. Joe River and the marina.  This beautiful community is also just minutes from Silver Beach and downtown shops and restaurants.  It features a playground, heated pool, basketball court, sand volleyball court, paved surfaces for walking or biking, picnic areas and fish cleaning gazebo.  This association was built in the late 1990’s & 2000’s and the buildings and grounds are immaculate.  Condos offer 2, 3 & 4 bedrooms with a range of 1500-2000sf.  There are 1 and 2 car detached or attached garages.  35 ft. boat slips are available to purchase or rent.  The monthly association fee is in the low $200’s.  Prices range from $180-250K for Condos.  Homes prices are as high as $800K ( /-)

Hickory Trace 

Hickory Trace Condos are located on Ivy Drive off Cleveland Avenue in Stevensville, Michigan just a short distance from Lakeshore High School.  This association was built in the late 1980's, 1990's and 2000's.  The buildings and grounds are exceptionally well kept.  Condos feature 2-3 bedrooms with a range of 900-1600sf, plus oftten a finished lower level.  There are 1 & 2 car detached garages and some two car attached garages available.  All condos enter from the ground level and are ranch style with lower levels.  The monthly association fee varies from $120-$180.  Price ranges from $110-180K.

Lakeshore Condos

The Lakeshore Condos are located on Lakeshore Drive in St. Joseph, Michigan just a few miles from Silver Beach and downtown shops and restaurants.  This conveniently located assocation offers a putting green, 2 outdoor pools, a private 625 ft wide sandy beach and overlooks beautiful lake michigan.  However, some condos do not have lake views.  The development was originally built in the 1960's and 1970's.  There are approximately 11 buildings and 121 condominium units within the association.  Condos feature 1,2 & 3 bedrooms with a range of 600 - 1000sf.  Each unit offers a 1 or 2 car carport.  The monthly association fee is $200-$250 and prices range from $60-170K.  Many of these units are second home residences and some are purchased for investment purposes.

Lighthouse Point 

Lighthouse Point is a luxury gated condominium community that will be located on Water Street directly on the St. Joseph River and next to Silver Beach.  Each unit has a private balcony overlooking Lake Michigan and a second balcony facing the marina.  This luxurious assocation is just a few blocks to shopping and dining.  The marina has a limited number of boat slips available to purchase.  Grounds include a pool, hot tub, clubhouse and exterior showers.  The condos feature 3-4 bedrooms ranging from 1600 - 25--sf.  Each unit offers 2 exterior parking spaces or lower level garage.  The association fee is TBD.  Anticipated completion date is late 2005 and prices range from $500K - 1.5MM.

Riverwalk Box Factory

Riverwalk Box Factory Condos and Townhomes are located in St. Joseph, Michigan walking distance to downtown shops, restaurants and Silver Beach.  These lovely condos and townhomes were built beginning in 2004 and have been a great success.  You may enjoy the view of the St. Joseph River channel or choose a courtyard unit.  Each unit features 1, 2 or 3 bedrooms with a range of 1000-1950sf.  Outside parking is available or there is an indoor garage under the building with limited spaces.  An elevator is available for upper units.  Association fee varies from $100-175 a month.  Prices range from $150-285K.

Sable Shores is an exquisite association with luxury condominiums overlooking Lake Michigan.  Sable Shores is located on Ridge Road in a very desirable area of Stevensville, Michigan  This association was built in the late 1980’s thru the early 2000’s.  The buildings and grounds are immaculate.  Condos feature 1-4 bedrooms with a range of 1000-4000sf.  There are 1 & 2 car attached garages and some detached available.  All condos enter from the ground level with stairs or an elevator to the next level.  There are 1 & 2 story condos, and few 3 story condos w/the lower level walkout. .The monthly association fee varies from $200-400.  Prices range from $190-500K.
